When considering the ideal location for a riding arena you should take into account the average size is 20 metres by 40 metres although they can be built much larger if required. Higher level dressage tests, for example, require an arena 20 metres by 60 metres, so if you are planning to get to this grade it is worth accommodating this extra length. You should also plan for an extra 5 metres for horses to warm up around the edge if you are going to hold competitions. Level land provides the best location for an arena as starting off with as level a piece of land as possible helps reduce the costs of the ground works.
Make the most of the sun as its warmth will help the arena to defrost in the winter months and a line of trees can make a useful windbreak or natural barrier if the arena is to be sited close to grazing land where turned out animals may be a distraction to a horse you are trying to school.
Good access to the arena particularly in winter will make using the school far more pleasurable - having to walk through deep mud can make access impossible!
ARENA DRAINAGE
Drainage is vital to the success of building an arena. You can build an arena just about anywhere as long as you make sure that you put in the necessary drainage. Many arenas suffer from poor drainage and the water lying on the surface can turn into sheets of ice in very cold weather. The objective is to make sure that whatever water lands on the surface flows away quickly through the internal drainage system and out into a soakaway.
ARENA SURFACE
There are many different types of surfaces available on the market, the most common being sand with a topping of rubber. Others incude wood fibre, wax coated sands and terram mixes. Prices vary considerably so your budget will have some bearing on what you choose. Some surfaces such as sand alone may freeze when wet.

A FULL RANGE OF SURFACES
We offer a comprehensive range of surfaces as part of a new build arena or as a surface supply service and can advise on the suitability for your individual needs.
MULTI PURPOSE
Our most frequently requested surface - good value and a high durability material consisting of `equi-sand` and rubber chips.
SAND AND TERRAM MIX
Another popular mix - ideal for competition yards, due to the `equi-sand` and terram material which gives excellent under hoof `life`. This is also an ideal `top up` surface bringing life back into a worn surface.
FIBRE SAND
Similar characteristics to the sand and terram mix but the terram material content is replaced with a fibre offering less surface movement and greater moisture retention.
SAND AND WAX
More of a ‘wet’ surface. A pre-mixed material consisting of ‘equi-sand’ and wax. An ideal light maintenance surface reducing the need to irrigate in dry weather. This surface gives a natural feel with secure footing.
WOOD CHIP
An `eco-friendly` organic surface of equally sized non splinter hard wood chips. This surface also works well for turn out areas and gallop and canter tracks.

TIMBER, BRICK OR STEEL BARNS
We build large or small timber, brick or steel barns on existing bases or can lay new bases. Electricity, water and drainage can be installed if you have a requirement for these services.
BRICK OR TIMBER STABLE BLOCKS
Premier Arenas build small timber stables to large brick equestrian stable complexes. Reclaimed materials can be sourced to match existing buildings if required.
GROUNDWORKS
We dig out and prepare sites for the construction of equestrian buildings and facilities such as horse walkers. This process includes the laying of concrete pads and bases and installing all mains services required.
INTERNAL STABLING
Steel or timber internal stabling units are built into existing buildings and mains services installed as required. We also construct stalls for customers requiring them for short term holding of horses.
FENCING AND ESTATE WORK
As well as arena fencing Premier Arenas construct high quality fencing for fields and paddocks, install manual and electric gates and lay new drives or resurface existing ones.

Getting planning permission for new stables or an arena can be a real headache, but can add significant value to a property even if you have no intention of undertaking the work yourself. At Premier Arenas we often assist customers with planning applications on their properties to gain approval prior to going to market. This allows them to maximise their investments for the cost of a set of drawings and the apllication fee.

PLANNING PERMISSION 4 KEY STEPS
1. Contact your planning department for advice. This involves them from the outset and you can find out if they have any specific guidelines.
2. Submit your application and drawing to the planning authority.
3. Wait an average of 6 to 8 weeks. The first 3 to 4 weeks are the consultation stage, when the site will be inspected. Neighbours may also be consulted.
4. This is the recommendation stage, when your local authority will either grant or refuse planning permission. They may come back with amendments, such as additional landscaping. Once you have your answer, you will either be able to proceed with your build, or consider the proposed changes.
PLANNING PERMISSION DO`s
Do involve your local planning officer from the start and striking up a relationship.
Do keep neighbours informed of your plans — this may make them less likely to object.
Do choose a location close to existing buildings — councils prefer developments to be grouped, rather than spread out across the countryside.
Do take on board any advice you are given and be honest about your plans.
Do convert an existing building if possible, as councils tend to look more favourably on this.
PLANNING PERMISSION DON`Ts
Don`t submit an application that is unrealistic — if you jump in with a proposal for a 20-box yard, don`t be surprised when it is rejected.
Don`t get cross with planners or be rude — making yourself difficult is unlikely to help your cause.
Don`t plan anything outlandish — remember that councils like developments to be sympathetic to their surroundings.
Don`t forget to include any plans for lighting in applications for arenas, as you may have problems with this at a later date.
Don`t build without permission — while it is possible to get retrospective planning permission in some cases, you may find yourself being told to remove your stables or manege.
